Is your air conditioner working overtime this June? Before you call the HVAC tech, climb up and check your attic. A under-insulated attic is one of the most common reasons Northeast Arkansas homes can't stay cool, even with a brand-new unit.
Here are the real warning signs. First, touch your ceiling around midday โ if it feels warm to the hand, radiant heat is bleeding straight through. Second, check your existing insulation depth. In Climate Zone 3 (that's us โ Jonesboro, Trumann, Paragould), the IRC R402.1.2 table calls for a minimum R-38 in the attic. That's roughly 12 inches of blown fiberglass or about 10 inches of cellulose. If you're seeing 4โ6 inches of old, matted-down batt insulation, you're running at maybe R-13 to R-19 โ half of what code requires.
Third, look at your energy bill. The average under-insulated home in our area overpays $30โ$60 per month in summer cooling costs alone. Over a 10-year period, that's $3,600โ$7,200 walking out the door. A full attic air-seal-and-insulation job typically runs $1.50โ$2.50 per square foot for blown-in cellulose or fiberglass โ most 1,500 SF attics land between $2,200 and $3,800 installed.
Fourth, check for bypasses โ gaps around recessed lights, plumbing chases, or attic hatches. Even perfect insulation won't perform if conditioned air is leaking straight up through those holes. Air sealing before you add insulation depth is the move that actually moves the needle.
