Crawl space encapsulation cost is one of the most-searched insulation questions we get โ€” and for good reason. That musty smell creeping into your living room in late September? That's Arkansas humidity doing exactly what it does every fall when warm air meets a damp, vented crawl space.

So what does encapsulation actually cost? In Northeast Arkansas, most homeowners pay between $1.50 and $3.00 per square foot for a full encapsulation โ€” that means a 1,200 SF crawl space runs roughly $1,800 to $3,600. The range depends on whether you need a 12-mil or 20-mil vapor barrier, rim joist sealing, and whether we spray 2" of closed-cell foam (R-13) on the walls and band joists.

Why bother? A sealed, conditioned crawl space typically cuts whole-house humidity 20โ€“40%, which means your HVAC runs less and your wood framing stops feeding mold. We've pulled barrier installs in Trumann where the existing plastic was only 6-mil, torn, and had been there since the 1990s โ€” basically doing nothing.

IRC Section R408 requires ground cover in crawl spaces, but code-minimum 6-mil poly on dirt is a starting point, not a solution. A proper encapsulation adds closed-cell foam on the stem walls, taped seams on the barrier, and often a small dehumidifier to keep relative humidity below 60%.

Fall is the best time to do this work โ€” soil moisture is dropping and crews can move faster before winter. If your energy bills crept up this summer or you noticed soft flooring, don't wait.
